As we prepare for the reopening of our properties, the phased return of our tenants, and a workplace functioning in a different format, we understand how imperative it is to implement an effective protocol to best preserve the safety of all building occupants, staff, service providers and visitors. We recognize that we do not yet have a confirmed date for the reopening and return to work, Kelemen Property Management team will continue to comply with the directives of the State Government and County officials, while concurrently incorporating recommended protocols from the CDC and local health authorities into our redeveloped operational standards, as we transition through this reentry process.

Please be aware that we are introducing a number of new practices and procedures within and around each property, and will utilize all communication tools to inform and educate all building occupants, staff, and visitors. As Managers of your building, we assure you that we are taking the necessary steps to support your safety upon your initial return to the property and onward. Any updated or revised CDC guidelines or requirements will be integrated into our safe building practices. It is anticipated that conditions surrounding COVID-19 will continue to change in the upcoming weeks, and we will remain prepared to adjust our operating standards accordingly.

Below entails the measures we are implementing into our management of the property:

New Practices & Procedures

- Buildings will be open during standard business hours.

- The building will promote social distancing practices, of at least six feet in separation between individuals in all common areas.

- Tenants and visitors will be highly encouraged, yet will not be required, to wear face masks when entering/exiting the buildings, and in use of common areas.

- Property staff (day porters, engineers, security, parking staff) will wear masks during the work day, notably when performing work within tenant spaces or common areas of the building.

- All service provider and delivery personnel will be required to wear the appropriate PPE (Personal Protection Equipment), inclusive of face masks and gloves. We request that you please inform any of your business vendors of these requirements when onsite at the property.

- Hand sanitizer stations and dispensers will be located in the main building lobby and in the elevator lobbies on each floor. Currently supplies are on back order, however we are monitoring the status of delivery daily.

- The onsite (If applicable- conference facility, fitness rooms, lounges) will remain closed until further notice. Exterior seating areas will be adjusted for safer, social distancing use.

- Decal signage will be placed on front lobby doors requesting those with a fever, cough or other COVID-19 related symptoms, to not enter the building.

- Within the lobbies on each floor, floor decals will be utilized in the elevator waiting areas as spacers to promote social distancing. Building elevator cab floor spacer markers will be installed to limit passenger load.

- The CDC signs regarding hand washing protocol will remain posted in the restrooms.

- Proper HVAC system maintenance will continue, with upgrading of HVAC filters to MERV-13 filters occurring throughout the building.

- Outdoor air circulation will be increased to regularly filter in fresh air through the building.

Cleaning

- Frequent cleaning of the lobbies, restrooms, and high traffic common areas will remain ongoing.

- Expanded high-touch area cleaning protocol, with disinfectant solutions, will be continued indefinitely, notably for common area door handles, elevator buttons, mailboxes, restroom counters/faucets, stairwells (handrails/door handles), and any other area of frequent use. This is completed three times per day by day staff.

- You can also request higher level cleaning services to be performed within your office suites, for which we can connect you with our prequalified vendor to contract services directly, per your specific needs.

In collaboration with the above listed measures we are implementing, we are kindly requesting you also take all necessary actions to create a safe work environment for your employees through continuing to require anyone to stay home should they exhibit any COVID-19 related symptoms, encourage their use of face masks and hand sanitizers, frequent hand washing, to continue social distancing, and apply any other additional precautionary practices.

As soon as the building reopening date is confirmed, we will immediately notify you. In the interim, Kelemen Company will continue to review the evolving practices and technologies to enhance the safeguarding of our properties.
